Zoning Associate
Our client, a real estate and development company, is hiring a Zoning Associate to join their team in Fort-Worth, Texas. The ideal candidate has 3+ years of experience in urban planning, urban design, real estate development, construction, or related field and is comfortable with the responsibilities listed below.
Responsibilities:
- Serve as a key member of the team, working closely with the president to assist in various aspects of the business and zoning processes.
- Draft clear and concise written materials, including correspondence, memos, and presentations, related to zoning matters.
- Support the president in developing and delivering presentations to stakeholders, providing input on content, and ensuring accuracy and professionalism.
- Conduct research and analysis on zoning regulations, policies, and procedures to ensure compliance and understanding of local zoning codes.
- Prepare comprehensive reports and summaries on zoning requirements, land use regulations, and development guidelines.
- Collaborate with internal teams, including the permitting, zoning, community engagement departments, to gather information and provide support for client approvals and applications.
- Assist in preparing and submitting zoning applications, including compiling necessary documentation, coordinating with external stakeholders, and ensuring timely submissions.
- Review and analyze zoning ordinances, permits, and other related documents to identify potential issues or challenges.
- Act as a liaison between the company and local government officials, attending zoning hearings, meetings, and community forums as needed.
- Conduct site visits and assessments to evaluate properties for zoning compliance and potential development opportunities.
- Stay up to date with changes in zoning laws, regulations, and industry trends to provide timely and accurate advice to the president and internal teams.
- Assist in the training and mentorship of junior staff members, providing guidance on zoning processes and best practices.
Qualifications:
- Bachelor's degree in real estate, urban planning, architecture, engineering, marketing, public relations, related field, or proven results.
- 3+ years experience in urban planning, urban design, real estate development, construction, or related field.
- Excellent interpersonal, written and verbal communication skills, with the ability to convey complex land use concepts in a clear and concise manner.
- Strong understanding of zoning processes, regulations, and land use planning principles.
- Keen understanding of the development process, including an understanding of jurisdictional bureaucratic processes.
- Ability to read and understand complex zoning codes, general plans, specific plans, surveys, site plans, and technical reports.
- Exceptional research and analytical abilities, with a keen eye for detail.
- Proficiency in gathering, organizing, and analyzing zoning-related data and
- documents.
- Proficiency in Word and Excel (Bluebeam, Sketch-Up, ArcGIS, InDesign, and
- Illustrator are pluses)
- Related professional certification(s), such as AICP, CNU-A, RAS, LEED,
